Active builds coordinated through the platform at any given time
Spanning ground-up custom homes, additions, and major renovations across all 50 states.
HomesBuilder's 12-Phase Residential Construction Roadmap is the same sequenced system used across 42,000+ owner-led projects since 2017. From the first lot survey to the certificate of occupancy, every phase has a defined deliverable, a review gate, and a handoff to the next.
The 12 phases below are the operational spine of every active build on HomesBuilder. Each phase has three things: a defined deliverable (the document, drawing, or contract that comes out of it), a typical duration based on 2024 platform-wide analytics, and a key gate — either an internal review, a permit filing, or an inspection — that must clear before the next phase begins.
Before a permit is filed, your plan is reviewed by one of our 28 in-house licensed construction project managers. Before a contractor is added to your project, they are license-checked, insurance-verified, and review-screened within the last 90 days. This is the difference between a checklist on the internet and a system powering 9,300+ active builds at any given time.
Each phase below is the same scaffolding used across 42,000+ owner-led projects. Tap a phase for the deliverable, typical duration, and the gate that triggers phase 13 — handing the keys over.
Confirm the parcel supports the home you want to build before you spend a dollar on drawings. Soil, slope, setbacks, easements, utility availability, and FEMA flood status are pulled into a single go / no-go report.
Lock the construction budget against the Build Cost Estimator's regional pricing data — 1.2M+ line items updated monthly — and line up construction financing before drawings begin so the design stays inside the loan envelope.
Translate the program — bedrooms, square footage, layout intent — into a construction-ready drawing set: schematic design, design development, and full construction documents. Structural, mechanical, and electrical are coordinated into one package.
Submit the reviewed drawings to the authority having jurisdiction, respond to plan-check comments, and pull the building permit. Title research, energy code calcs, and impact fees are sequenced so nothing stalls the site work start date.
Phases 5–12 (Site Prep → Foundation → Framing → Envelope → MEP Rough-In → Insulation & Drywall → Interior Finish → Final Inspections & C of O) follow the same structure — each with a deliverable, a duration, and a gate.
Get the Full 12-Phase Plan — FreeGeneric planning templates assume the owner-builder knows what they don't know. HomesBuilder doesn't. Behind every phase of the 12-phase roadmap sits an in-house team of 28 licensed construction project managers who screen each plan for feasibility, code compliance, and sequencing conflicts — before a single permit application is drafted.
Six former code-enforcement officers round out the review desk, flagging the jurisdictional nuances that template-based checklists routinely miss. The result: fewer red-tag surprises at inspection, fewer change orders mid-build, and a roadmap shaped by people who have actually run jobs — not by software alone.

These are the four reservations we hear most often from owner-builders and self-managing renovators evaluating the 12-phase roadmap. If yours isn't here, the estimator and contractor tools can take it from there.
No. The same 12 phases collapse and expand based on project type. A major renovation skips the site-work and foundation phases but still runs through demo, structural rough-in, MEP rough-in, insulation, drywall, finishes, and closeout. Additions inherit the relevant subset plus a tie-in phase for connecting to the existing structure. The PM review desk confirms the adapted sequence before you commit to a schedule.
Yes — within reason. The roadmap is a sequencing framework, not a rigid script. Owner-builders routinely reorder finish phases, split a phase into sub-phases for phased move-ins, or add specialty phases (well drilling, solar interconnect, accessory dwelling unit) as project-specific extensions. The licensed PM review flags any change that would create a sequencing conflict with inspections, loan draws, or weather-dependent trades.
A downloadable checklist is a static document. The 12-phase roadmap is a live project workspace tied to a vetted contractor network, a cost estimator updated monthly with regional pricing, and a construction-loan comparison tool. Every phase has deliverables, dependencies, and review checkpoints — and 42,000+ projects have run through it since 2017, so the sequence reflects what actually works in the field, not what looks tidy on a one-pager.
The roadmap is built to absorb jurisdictional variation rather than fight it. The PM review team — including six former code-enforcement officers — screens your project's ZIP against local amendments to the adopted code, and the scheduler flags inspection windows that are stricter than the national baseline. If your jurisdiction requires a phase HomesBuilder doesn't list by default, it's added as a project-specific extension.
